Businessowners Personal Property…
Most commercial risks have a set amount of contents or business personal property, whose value will remain relatively consistent throughout the year. This usually includes such items as fixed inventory. In addition, some risks will have items such as raw material, supplies, and finished stock whose value will decrease or increase substantially, dependent upon the season or the amount of orders for work the business has received. This is called fluctuating inventory.
For those risks whose contents do not fluctuate, the normal business personal property coverage is sufficient. However, for a risk whose inventory fluctuates, options such as a value reporting form or a peak season endorsement should be considered.

Mystery Solved!
You pay a premium for your insurance and your broker receives a commission as part of this premium and may even be charging you a fee. Keep in mind that there is nothing wrong with this, everyone deserves to be paid for their work. The question you need to ask yourself is if your broker or agent’s quality and quantity of work justifies the pay.
A professional insurance agent will have no problem disclosing how much commission they are receiving from your premium and any fees they are charging. The type of work, the quality of work and the quantity of work should not be a mystery to you. The agent should be discussing all of your insurance policies and how to make them work together. Having one agent for you property insurance and another for your worker’s compensation is kind of like having one dentist work on your top teeth and another work on your lower teeth while ignoring each other’s work.
Why is it you have never asked how much your agent is making and how much work they are doing for you. If you have ever hired an attorney, for instance, they will provide you with a detailed billing describing the work they have done, how much time they have spent doing the work and their hourly rate. If you would like to solve this mystery please contact an agent at The Henkes Welsh Agency.
Coinsurance/ Insurance to value
Coinsurance can be described as a property insurance provision that imposes a penalty on an insured’s loss recovery if the limit of insurance purchased is not at least equal to a specified percentage of the value of the insured property. Why is it necessary? it is well established that most building property losses are partial in that they do not result in the total destruction of the structures involved. For insured’s that recognize this, there may be a tendency to play the odds and limit the amount of insurance purchased. Why pay the premium for full coverage when chances are the full amount may never be needed? Of course, when the property is pledged as security for a mortgage loan, the mortgage company typically requires that the property be insured for an amount that il cover the balance of the mortgage .
Nevada Increasing Minimum Auto Liability Limits?
Today the Nevada Assembly introduced AB120. The proposed bill will increase the minimum auto liability limits from $15,000 per person, $30,000 per accident and $10,000 property damage per accident to $50,000 per person, $100,000 per accident and $25,000 property damage. The early opponents of this bill say it will effect the poor with increased insurance premiums and possibly lead to more uninsured motorists in Nevada. Proponents say the current limits were set in 1958 are are woefully inadequate due to the increase in medical costs and the fact that many cars on the road today cost more than $10,000 to replace. The Henkes Welsh Agency would like to know what you think about this proposal.
Why should you purchase Umbrella Insurance?
You may not think you need an umbrella policy, but consider this: What happens to you and your family’s assets should you be sued for something that occurred at your home and the legal costs of the lawsuit greatly exceed the liability coverage defined by your homeowner’s policy? Who will pick up the tab if you are responsible for a multi-car accident and your liability costs exceed the limits on your car insurance by thousands of dollars? Although these kinds of things may be few and far between, you cannot be too careful. Umbrella Insurance is typically purchased at a low cost to you, but will provide enough coverage to where you shouldn’t have to worry about liability costs in the future. Contact The Henkes Welsh Agency today for more information on umbrella policies and get a free online quote!
Nevada Worker’s Comp Insurance Rate Decrease
The Northern Nevada Business Weekly article discusses using Nevada’s worker’s compensation rates as a business recruiting tool. This has been a powerful argument in favor of businesses moving to Nevada in the past. Significant savings can be had in Nevada in regard to insurance and we hope more businesses take advantage of it. There are more advantages to worker’s comp in Nevada than people may realize. In comparison to California for instance a very small percentage of Nevada claims are litigated which reduces expense and employer time. In addition navigating the system in Nevada is much simpler and effective, many employers in California feel as though their hands are tied when dealing with a claim.
If you would like to discuss the article or get a quote for Nevada Worker’s Comp please contact us.

Cyber Liability Email/Internet
Email and the Internet are indispensable facts of business life, but the potential for abuse is rampant. Your employees manual and periodic reminders should make clear that the use of the Internet for personal emails and non-business use is strictly prohibited and can be grounds for termination. Aside from wasting time, it runs the risk of excessive spam and even corruption of agency systems. Advise employees that you will be periodically monitoring Internet usage and have your IT person follow through.
